The case for Tampines

Most buyers overlook Tampines.
That's the opportunity.

Three MRT lines (one upcoming). Eleven primary schools in catchment. Two junior colleges and a polytechnic. A median PSF that sits comfortably below nearby districts — and well below the Core Central Region. The same dollar buys more here. Here's the breakdown.

01

The school belt nobody else mentions.

Ten primary schools sit within block-verified catchment — Poi Ching, St. Hilda's, Angsana, Tampines Pri, Junyuan, Tampines North, Gongshang, Chongzheng, Yumin and East Spring. Plus two junior colleges (Tampines Meridian, Temasek) and Temasek Polytechnic. Phase 2A priority without leaving the district.

02

Three lines, one town.

The East-West and Downtown lines run today, serving Tampines, Tampines East and Tampines West stations. The Cross Island Line opens at Tampines North in the coming years — making this the only OCR town with three rail lines crossing it. Direct access to Orchard, the CBD, Changi and the Punggol Digital District.

03

The OCR math that nobody runs.

Tampines median PSF (5-year): $1,466. Below nearby districts, far below the CCR. The same dollar buys a larger, newer, more amenity-rich unit. Stack on the schools, the connectivity, and a strong HDB-upgrader and expat tenant base, and the value argument is hard to ignore.

Your Tampines Specialist

Most agents work on commission.
I work on conviction.

A former compliance manager turned Tampines specialist — which is exactly why every claim on this site comes with a receipt: URA caveats, MOE School Finder, ten years of real transactions. I work with HDB upgraders, first-time buyers, and investors who want someone in their corner — not someone selling at them.

My promise to you
  • Every claim, backed by data. No vibes, no asking-price spin.
  • Every shortlist, run through the numbers. URA caveats, school catchment, rental yield.
  • Every decision yours, not mine. I'll tell you when not to buy — even if it costs me the deal.
How I Work

No surprises. Just three steps.

Most buyers I meet are nervous about how property agents work. Here's exactly what happens when we work together — no pressure, no surprise fees.

Step 01
We meet for coffee
Free, no obligation. Tell me your goals — buy, sell, upgrade, invest. I'll tell you honestly whether Tampines fits, and what's realistic in your budget.
Step 02
I run the numbers
Block-level school catchment, 10-year transaction history, rental yield, CPF accrual, ABSD. Every shortlist comes with a one-page brief — not a sales pitch.
Step 03
You decide
Walk away if it doesn't fit. Move forward if it does. I handle the paperwork, negotiations, and timing — you stay in control of the decision.

She was always there to make sure we did not miss important milestones.

Teresa took the effort to market our house at a competitive pricing, talked through the processes with our buyer who didn't have an agent, and entrusted us with confidence she had everything in hand.

She negotiated a very good price for us — with zero COV.

Meticulous and patient through many viewings. After each one, she summarised what we liked or didn't like and never missed important deadlines. As first-time resale flat buyers, we were thankful to have Teresa walk every step with us.

Her experience helped us secure a good outcome with the new buyer.

Responsible and detailed in walking us through the process. Very responsive and accommodating to questions and requests, which made the whole resale process reassuring and smooth from start to handover.

Common Questions

Frequently asked

Can I use my CPF Ordinary Account to buy a Tampines condo?
Yes — up to the Valuation Limit. After that, you can continue using CPF up to the Withdrawal Limit (120% of VL) if you keep the Basic Retirement Sum aside. Both 99-year and freehold condos in Tampines qualify. I'll walk you through your specific case when we meet.
What's the ABSD I'll need to pay as a Singaporean?
As a Singaporean buying your first residential property, ABSD is 0%. Second property: 20%. Third and subsequent: 30%. If you're buying with a PR or foreigner spouse, ABSD rules are more complex — I'll run the numbers for your situation.
Am I eligible to buy an Executive Condominium (EC) in Tampines?
For new EC launches: gross monthly household income cap is $16,000, must be Singaporean (or one Singaporean + one PR), can't own private property in the last 30 months. For resale EC (post-MOP): no income cap. Aurelle, Rivelle, Tenet and Parc Central are the only ECs in Tampines.
Is Tampines a good area for investment?
Honest answer: depends on what "good" means. For rental yield, Tampines averages 3.5–4% net — solid but not exceptional. For capital appreciation, the Cross Island Line opening and Parktown integrated development have lifted the floor. For owner-occupier value (proximity to schools, malls, MRT), Tampines is hard to beat in the east. I'll show you the 10-year transaction data side-by-side with comparable districts.
